- Clear the area: Move furniture away from the walls to ensure a straight measurement line.
- Measure length and width: Measure the longest wall from corner to corner (Length), then measure the adjacent shorter wall (Width).
- Apply the formula: Multiply the length by the width.
Common Formulas
1. Rectangle or Square
This is the most common shape for rooms and the easiest to calculate.
Example: A bedroom is 12 feet long and 10 feet wide.
12 × 10 = 120 sq ft.

2. Triangle
Triangular spaces are common in attics, a-frame houses, or odd-shaped lots.
Example: A triangular closet has a base of 6 feet and a height of 4 feet.
0.5 × 6 × 4 = 12 sq ft.

3. Circle
Circular rooms or patios require finding the radius (the distance from the center to the edge).
Example: A circular patio has a radius of 5 feet (and therefore a diameter of 10 feet).

4. Trapezoid
A trapezoid has two parallel sides of different lengths. This is common in bay windows.
Example: A bay window floor has a back wall (Side A) of 8 ft, a front edge (Side B) of 4 ft, and extends outward (Height) by 3 ft.
0.5 × (8 + 4) × 3 = 0.5 × 12 × 3 = 18 sq ft.
Dealing with Odd-Shaped Rooms
Most rooms aren't perfect rectangles. They might be L-shaped, have closets attached, or feature angled walls. The trick is to break the room down into simple shapes.
- Sketch the layout of the room.
- Draw lines to divide the irregular shape into rectangles and triangles.
- Calculate the area of each individual shape.
- Add all the areas together.

Common Mistakes to Avoid

- Confusing square feet with linear feet: Linear feet is just a straight line measurement. If a contractor asks for the linear feet of a wall for baseboards, they just want the perimeter length, not the area.
- Forgetting waste factor: When buying materials like flooring or tile, calculating the exact square footage isn't enough. You must add 10-15% extra material to account for cuts, mistakes, and future repairs.

What Is Included in Real Estate Square Footage
- All finished, heated, and habitable rooms above grade (living room, bedrooms, kitchen, bathrooms)
- Finished hallways and staircases
- Finished closets and walk-in wardrobes
- Finished rooms directly above an attached garage (if heated)
What Is NOT Included
- Attached or detached garages
- Unfinished or unheated basements (counted separately)
- Open porches, decks, or patios
- Crawl spaces and attics (unless finished and with minimum ceiling height)
- Any space with a ceiling height below 7 feet (per ANSI standard)
